Scopello, Castellammare del Golfo
Yearly Energy Consumption
Villa CP2 is an exclusive property completely surrounded by the macchia mediterranea among its spontaneous vegetation, secular trees and majestic rocky hills. Located between the protected landscape area of the Zingaro Nature Reserve and the ancient village of Scopello, the villa is close to fascinating archeological sites, uncontaminated beaches and to the major airports in northwestern Sicily.
Here, the modern comforts of a luxury villa meet the historical tradition of its rural environment. Villa CP2 is the perfect solution to live and enjoy the authentic experience of the Mediterranean climate and scents in a unique, extraordinary way.
With its innovative design, its attention to technological sustainability and the integration with the surrounding landscape, Villa CP2 is the first and only one of its kind in the entire region of Sicily, offering a brand-new concept of living experience.
Design & Architecture
Villa CP2 is indeed an extraordinary example of sustainable landscape architecture, the first one of the latest innovative trends in the Sicilian scenario of luxury villas.
The villa has been specially designed to adapt to its natural surroundings. Simple lines and volumes contribute to make the final visual impact almost imperceptible, as the building blends with the surrounding landscape, where tradition and innovation meet to create a perfect harmony between man and nature. With an ongoing dialogue between local tradition and history, Villa CP2 has a classic open court structure, typical of the Sicilian agricultural farmhouses, which has been built with the finest materials according to the latest design trends.
Through the use of local materials and artisans, the Property respects the nature and traditions of the territory and the community in which it is located, despite being the result of the most advanced construction techniques, to ensure the excellence of the final result with minimal environmental impact.
Interior Living Spaces
The structure is made of two volumes, which clearly separate the two internal areas, decorated with minimalist furniture and monochromatic tones. The open space of the living area includes a designer waterfall kitchen, a dining room and a living room. Its large windows fill the open space with plenty of natural light, connecting the interior spaces with the natural exterior elements— admiring both the olive grove and the majestic swimming pool waterfall effect — creating a lasting relationship between the indoors and outdoors.
From the living room, a few steps lead the path to the raised sleeping area: along its corridor it is possible to find the master bedroom with an en suite bathroom with spa, two single bedrooms and another bathroom with suspended sanitary fixtures and a shower overlooking the outdoors. The relation with the outside can be found in the sleeping area as well, especially in the master bedroom, thanks to a wide glass window overlooking the olive grove. This creates an intimate dialogue between the internal living spaces and the adjacent natural elements.
There is also one kitchen pantry in the living area and one storage closet in the sleeping area, to ensure comfortable living spaces.
Exterior Living Spaces
The Property is positioned in a calm and sheltered location, far away from the main traffic roads. The villa is accessible through a sliding corten steel gate, thanks to its transparency, the private area of the villa is ideally connected with the open natural surroundings. From this entrance, a pathway leads to the parking area, which can host up to four cars.
The external living areas are set on two levels, following the layout of the land and the natural rocky wall. At the upper level, it is possible to enjoy the solarium area, with comfy sun beds, and the amazing infinity-edge pool with heatable salt electrolysis: the perfect location to refresh from the heat while admiring the surrounding Sicilian landscape. The simplicity of the lines, the modernity of the materials and the level of integration with the environment, of which the intervention on Villa CP2 is a faithful witness, has already been recognized by the prestigious Italian Pool Award in 2015.
At the lower level, the internal living area stretches outwards, creating the perfect external living and dining location for a more intimate and quieter dialogue with nature. The vegetation of the green areas has been conceived to be in perfect harmony with its natural surroundings, with the Mediterranean trees and plants such as the “dwarf palm”, typical of the Zingaro Nature Reserve.
The Property is located on the northwestern coast of Sicily, between the Zingaro Nature Reserve and the ancient village of Scopello. It is part of an amazing uncontaminated landscape, characterized by wilderness, rocks, olive trees and macchia mediterranea. In this land, the typical vegetation and the biodiversity of the macchia mediterranea maintain their natural authenticity across time.
Positioned along the slope between mounts Sparagio and Inici, the beauty of the area is enhanced by the coast, creating a visual and emotive dialogue between the mainland and the open sea. The villa is also close to fascinating archeological sites and the major airports in northwestern Sicily.
