The villa has been specially designed to adapt to its natural surroundings. Simple lines and volumes contribute to make the final visual impact almost imperceptible, as the building blends with the surrounding landscape, where tradition and innovation meet to create a perfect harmony between man and nature. With an ongoing dialogue between local tradition and history, Villa CP3 has a classic open court structure, typical of the Sicilian agricultural farmhouses, which has been built with the finest materials according to the latest design trends.


Through the use of local materials and artisans, the Property respects the nature and traditions of the territory and the community in which it is located, despite being the result of the most advanced construction techniques, to ensure the excellence of the final result with minimal environmental impact.

Interior Living Spaces

The internal spaces of Villa CP3 are arranged on a single level with minimalist and monochrome furnishings. The entrance and the bright hallway separates the living area — a wide open space made by designer waterfall kitchen, dining room and living room— from the sleeping area. The latter is composed of three bedrooms: a single room, a standard double room and a fantastic master bedroom with an en suite bathroom overlooking the outdoors and terrace for exclusive use, for moments of intimate relaxation completely immersed in the surrounding nature. All bathrooms with suspended sanitary fixtures. There is also one kitchen pantry in the living area and one storage closet in the sleeping area, to ensure comfortable living spaces.


Each internal space is pleasantly illuminated by natural light thanks to the large windows that open up to the splendid view of the uncontaminated outdoor landscape, allowing the guest to establish a relationship of continuous references between the indoor and outdoor environments of the Property.

Exterior Living Spaces

The Property is positioned in a calm and sheltered location, far away from the main traffic roads. The villa is accessible through a sliding corten steel gate, thanks to its transparency, the private area of the villa is ideally connected with the open natural surroundings. From this entrance, a pathway leads to the parking area, which can host up to four cars.


The external living areas are set on two levels, following the layout of the land and the natural rocky wall. At the upper level, it is possible to enjoy the solarium area, with comfy sun beds, and the amazing infinity-edge pool with heatable salt electrolysis: the perfect location to refresh from the heat while admiring the surrounding Sicilian landscape. The simplicity of the lines, the modernity of the materials and the level of integration with the environment, of which the intervention on Villa CP2 is a faithful witness, has already been recognized by the prestigious Italian Pool Award in 2015.


At the lower level, the internal living area stretches outwards, creating the perfect external living and dining location for a more intimate and quieter dialogue with nature. The vegetation of the green areas has been conceived to be in perfect harmony with its natural surroundings, with the Mediterranean trees and plants such as the “dwarf palm”, typical of the Zingaro Nature Reserve.
